About Speare

Speare Valasakos
Speare Valasakos is a native of San Diego, California. He is a dynamic entrepreneur, educator and true innovator in all areas of real estate. As a licensed real estate broker, mortgage lender, developer, and investor, he has been active in all aspects of real estate and mortgage lending for over 25 years. He is considered one of the leading experts in foreclosure and distressed properties. Speare has bought and sold over 1,000 properties and non-performing loans for his own portfolio, in addition to representing his clients. He began investing in real estate in the early 1980s and became licensed by the California Department of Real Estate in 1984.

Speare is sought out by other brokers, investors, accountants, and attorneys who want his assistance in correctly investing their clients' money in real estate. He has formed group investments/syndications that specialize in trust deed investments and in turning around distressed properties that private owners and financial institutions did not want.

The 1980s were a dynamic time in the Southern California real estate market with significant growth and appreciation, but then came the early 1990s and the Southern California market collapsed. Foreclosures were at an all time high. Property values in some areas drastically declined, and vacancy rates sky rocketed. From the real estate peak in 1989-1990, it took until 1997-1998 for the property values to recoup their losses and reach their prior highs. In 1990-1991, Speare started to analyze real estate cycles in California, as well as in major real estate markets and cycles throughout the country. He focused on moving assets to safe havens for wealth preservation and cash flow creation. He realized to have true success and longevity in real estate that he must understand multiple markets, market timing, and many different investment strategies. Utilizing this knowledge for himself and his clients, Speare began timing markets - anticipating the peaks and valleys in different markets to determine the appropriate real estate strategies to sue and the best time to buy and sell for greater profit and less risk. As a broker in the declining California markets of the early 1990s, he began utilizing short sale and REOs to enhance his business. In early 2005, Speare identified the current peaking cycle in California and began moving his real estate assets and those of clients out of California and into other safe and appreciating areas.

Speare is highly respected in the industry for his wealth of specialized knowledge. He is sought out by brokers, business owners, attorneys, and tax advisors for his innovative, real world real estate solutions. As a mentor and educator, he has helped many people on the road to enhancing their wealth and creating financial security.
